Although
home prices have remained steady over the first six months of 2007, home (and condo)
sales volume have dropped, according to a report prepared by the New Hampshire Association of Realtors (NHAR).
In addition, homes and condos are staying on the market 15% and 28%, respectively, longer than they did in 2006.

Nevertheless, the Granite State fares well compared to the rest of the country. "During this serious housing downturn in other parts of the nation, values in New Hampshire are holding up quite well," stated NHAR demographer Peter Francese.
Though, this might change for the second half of 2007 as
banks keep tightening their lending policies. This has the potential to place more downward pressure on both home sales and prices.
For buyers and investors, the
lagging NH real estate market is looking delicious -- the slow down in home sales and growing inventory provides lots of opportunities on the buy side.

You can now search for properties based on geographic location very easily with our integrated Google map search. The following will show you how to use
FARSRealtyGroup.com to find properties using our custom MLS map search.
1. Go to the 'Property Search' page on farsrealtygroup.com and click on the link "You can also search via NH maps" for New Hampshire properties or "You can also search via MA maps" for Massachusetts properties.

2. Login to your account. If you do not have an account, you can simply create one by
clicking here and registering (don't worry, you will not receive any spam).
3. Use the property feature drop-down menus to select the property type, price range, and bedrooms/bathrooms. The zoom control buttons will allow you to adjust the geographic range you would like to cover. You can also change the location by simply dragging the map with your mouse to different desired locations.
4. If you would like to change property features on a map location, you must click on 'Update Map' in order for your changes to go through.

According to the annual Morgan Quitno Press State Rankings for 2006, New Hampshire ranks #1 for the Most Livable State. Scott Morgan, President of Morgan Quitno Press, stated that “Citizens of New Hampshire enjoy low unemployment, low crime rates, high levels of household income and high levels of education. The state has a stellar record in many of the categories we considered for our award.”
Others in the top 5 spot include Minnesota, Iowa, Vermont and New Jersey.
The rankings are based on a criteria of 44 metrics that include economic, educational, health, public safety and environmental factors.

Hot or not? There are lots of indications that the market is beginning to stabilize and is on a steady path to recovery. The overvaluation of the red hot market in 2005 has been offset with price corrections throughout most of last year (2006), resulting in a much healthier market where homes have become more affordable and priced to sell, as we are seeing now. In addition, after a quiet holiday season, there has been quite a significant buzz of active buyers in the past two months (and continuing) fueled by a rather mild winter.
What does the Spring have in store? Things are looking relatively optimistic as long as interest rates maintain (we'll have to keep a close eye on the
implications of the recent stock market meltdown and what Bernake does at the next Fed meeting).

According to the American Almanac, Americans consume approximately 26% of the world's energy supply (while only accounting for only 5% of the world's population) and use about 15 times more energy per person than a typical developing country.
Everyday, our energy usage increases and so does our need to import energy resources from foreign countries. So here are a few ways to reduce home energy consumption, cut your costs (= save money), and help Mother Earth.
Before you take action, let's look at the main
energy consuming monsters in your home:
- Space Heating: 32%
- Water Heating: 13%
- Lighting: 12%
- Air Conditioning: 11%
- Refrigeration: 8%
- Electronics: 5%
- Clothes Dryers: 5%
Take note: almost
one third of the energy used is due to heating a home. So here are some strategies that can help make a difference...
1.
Find leaks and seal them. Use caulking to seal leaks and any gaps or cracks around windows and doors.
2.
Replace old windows. If you have older or leaky windows, consider replacing them with newer windows (double pane are a plus).
3.
Turn down your thermostat to 68 degrees. Wear warmer clothing and lower the thermostat to 68 degrees. For every degree you lower your heat in the 60 - 70 degree range, you can save approximately 5% on heating costs.
4.
Get a routine maintenance of your heating system. Also, check your furnace's air filter monthly and replace or clean as needed. Your heating system will work more efficiently and last longer with proper maintenance.
5.
Make good use of light. Take advantage of sunlight as best as possible and use compact fluorescent lights (CFL) in place of conventional incadescent light bulbs. CFL use 1/4 less wattage than conventional bulbs.
6.
Turn off appliances when not used. This is especially important for electronic appliances such as computers, printers, photocopiers, and TVs. Also, unplug appliances that aren't used on a regular basis.
7.
Keep the refrigerator closed. You lose about 25% of the cold air evertyime you open the refrigerator so try to reduce the amount of time the door is open. Also, clean the condenser coils on your refrigerator to keep them working efficiently.
8.
Wash your clothes in cold water as much as possible. Also, consider air-drying your laundry on clothes lines or drying racks instead of using a dryer everytime. If you do use a dryer, make sure to clean out the lint filter after every load to improve air circulation.
Also, if you are planning on buying a new home appliance (washer/dryer, dishwasher, A/Cs, etc.) you should always look for the energy-efficient models with the
ENERGY STAR tag. For more detailed information about increasing energy efficiency take a look at the U.S. Department of Energy 'Energy Savers'

Days on Market (DOM) is a reflection of the number of days a property is on the market (from the day it is listed on the MLS to the closing) and is a good indicator of market health.
Very simply, when properties take a long time to sell, the average DOM will be high, usually indicating a slow market. A healthier market will tend to have more activity and will usually denote a lower average DOM.
