Home Search with Street Address Display

We're excited to announce the addition of the new property address feature to the FARSRealtyGroup.com MLS search. This has been in the making for a while and we're proud to announce it is now fully functional!

To further empower our customers and make home searches easier, our registered users are now able to view the exact street address of properties while searching for homes for sale in New Hampshire and Massachusetts. Just look for the Map & Address button on the listings pages.

The street addresses are displayed on the detailed listing pages and the property map. The address displays will work for all available MLS listings including :

» NH Homes, Condos, Multi-families, Land for sale (currently on MLS)

» MA Homes, Condos, Multi-families, Land for sale (currently on MLS)

In addition, our MLS map platform allows users to scroll around on our integrated New Hampshire and Massachusetts Google maps to geographically view properties. The Google maps feature lets users zoom in or out, view satellite images, or a hybrid map that blends aerial images with a digital overlay of streets. Users can also click on properties to view detailed information and photos.

The custom map and IDX coding was carried out by Real Estate Webmasters.

NHAR Reports On New Hampshire Housing Market

Although home prices have remained steady over the first six months of 2007, home (and condo) sales volume have dropped, according to a report prepared by the New Hampshire Association of Realtors (NHAR).

In addition, homes and condos are staying on the market 15% and 28%, respectively, longer than they did in 2006.

Nevertheless, the Granite State fares well compared to the rest of the country. "During this serious housing downturn in other parts of the nation, values in New Hampshire are holding up quite well," stated NHAR demographer Peter Francese.

Though, this might change for the second half of 2007 as banks keep tightening their lending policies. This has the potential to place more downward pressure on both home sales and prices.

For buyers and investors, the lagging NH real estate market is looking delicious -- the slow down in home sales and growing inventory provides lots of opportunities on the buy side.

In an effort to increase awareness and support local charities, we have recently launched the new "FARS Gives Back" donation program. This initiative aims to donate funds, on the behalf of our clients, from a fixed portion of brokerage commissions from every completed real estate transaction. We thought this would be a great opportunity and easy way for our clients to join us and directly contribute to the local community.

We are happy to announce that Children's Hospital Boston is currently our featured charity organization and look forward to supporting their goal of becoming the worldwide leader in improving children's health. Check out the press release for more information.

FARS Realty Group -- Real Estate 2.0

Portsmouth, NH -- FARS Realty Group today unveiled their newly redeveloped real estate website (www.fasrealtygroup.com). The new website brings together the best in usability and advanced search functionality to serve as one of the leading property search sites for New Hampshire and Massachusetts real estate.

“There are many real estate websites out there that are loaded with pages and pages of useless content to get better traction on the search engines. We took the opposite approach – creating a trimmed down, customer-centric site that enhances user experience with better functionality and a cleaner, more usable layout” said Bob Samii, Director of Business Development.

The new site offers a visually engaging layout with improved navigation and expanded search options so that visitors can explore and find property information more easily. One of the key features includes a custom Google map property search that allows users to search and view homes based on geographic regions.

In addition, a custom back-end allows users to save favorite properties, create custom searches and receive daily updates of new properties. FARSRealtyGroup.com incorporates various web 2.0 design standards and also features a New Hampshire real estate blog where users can find out more about local real estate news and other relevant information.

NH Real Estate Market Conditons - February '07

Hot or not? There are lots of indications that the market is beginning to stabilize and is on a steady path to recovery. The overvaluation of the red hot market in 2005 has been offset with price corrections throughout most of last year (2006), resulting in a much healthier market where homes have become more affordable and priced to sell, as we are seeing now. In addition, after a quiet holiday season, there has been quite a significant buzz of active buyers in the past two months (and continuing) fueled by a rather mild winter.

What does the Spring have in store? Things are looking relatively optimistic as long as interest rates maintain (we'll have to keep a close eye on the implications of the recent stock market meltdown and what Bernake does at the next Fed meeting).

Lower Your Energy Bill and Save Mother Earth

According to the American Almanac, Americans consume approximately 26% of the world's energy supply (while only accounting for only 5% of the world's population) and use about 15 times more energy per person than a typical developing country.

Everyday, our energy usage increases and so does our need to import energy resources from foreign countries. So here are a few ways to reduce home energy consumption, cut your costs (= save money), and help Mother Earth.

Before you take action, let's look at the main energy consuming monsters in your home:
  • Space Heating: 32%
  • Water Heating: 13%
  • Lighting: 12%
  • Air Conditioning: 11%
  • Refrigeration: 8%
  • Electronics: 5%
  • Clothes Dryers: 5%
Take note: almost one third of the energy used is due to heating a home. So here are some strategies that can help make a difference...

1. Find leaks and seal them. Use caulking to seal leaks and any gaps or cracks around windows and doors.

2. Replace old windows. If you have older or leaky windows, consider replacing them with newer windows (double pane are a plus).

3. Turn down your thermostat to 68 degrees. Wear warmer clothing and lower the thermostat to 68 degrees. For every degree you lower your heat in the 60 - 70 degree range, you can save approximately 5% on heating costs.

4. Get a routine maintenance of your heating system. Also, check your furnace's air filter monthly and replace or clean as needed. Your heating system will work more efficiently and last longer with proper maintenance.

5. Make good use of light. Take advantage of sunlight as best as possible and use compact fluorescent lights (CFL) in place of conventional incadescent light bulbs. CFL use 1/4 less wattage than conventional bulbs.

6. Turn off appliances when not used. This is especially important for electronic appliances such as computers, printers, photocopiers, and TVs. Also, unplug appliances that aren't used on a regular basis.

7. Keep the refrigerator closed. You lose about 25% of the cold air evertyime you open the refrigerator so try to reduce the amount of time the door is open. Also, clean the condenser coils on your refrigerator to keep them working efficiently.

8. Wash your clothes in cold water as much as possible. Also, consider air-drying your laundry on clothes lines or drying racks instead of using a dryer everytime. If you do use a dryer, make sure to clean out the lint filter after every load to improve air circulation.

Also, if you are planning on buying a new home appliance (washer/dryer, dishwasher, A/Cs, etc.) you should always look for the energy-efficient models with the ENERGY STAR tag. For more detailed information about increasing energy efficiency take a look at the U.S. Department of Energy 'Energy Savers' web site.

NH Real Estate Statistics -- Average Days on Market 2006

Days on Market (DOM) is a reflection of the number of days a property is on the market (from the day it is listed on the MLS to the closing) and is a good indicator of market health.

Very simply, when properties take a long time to sell, the average DOM will be high, usually indicating a slow market. A healthier market will tend to have more activity and will usually denote a lower average DOM.

The following graphs show DOM of condos and single-family homes in four New Hampshire real estate markets including Manchester, Nashua, Portsmouth, and Concord for the year of 2006.
